Joint Venture Deals for Investors: What a JV Is and How to Post One
Not every wholesale deal needs one investor to do it all. A joint venture (JV) splits the work — one person brings the deal, another brings the money, the buyer, or the seller — and both share the outcome. If you have a deal under contract but are missing one piece of the puzzle, a JV partner can be the difference between a deal that closes and one that dies on the vine.
The three common JV shapes
Most real estate JVs fall into one of three shapes. First, the funding JV: you have the deal and the assignment, but you need capital to hold or close — a partner funds it and you split the profit. Second, the buyer-side JV: you have a seller contract and you're looking for the end buyer to assign to, or to take the other side of the transaction. Third, the seller-side JV: you have a buyer or funding ready and you need someone to bring a motivated seller to the table.
JV partners are typically found through your own network — other investors you've already worked with, local REIA groups, or deal boards where investors post what they need. The key is being specific: what you have, what you need, and what you're offering in return.
How to post a deal you already have
If you already have a contract signed and need the missing piece, the most effective thing you can do is describe it honestly: the town and state, which contract you hold (buyer contract signed, seller contract signed, or both), what you're seeking (a funding partner, a buyer, or a seller), and the terms you're offering. A clear ask gets better responses than a vague 'looking to partner'.
One important note: any deal you share publicly should be described without exposing private details — no owner names, no exact street addresses, no purchase prices unless you're comfortable making them public. Serious partners reach out; you share specifics privately after you've vetted them.
A board for JV deals — and an honest caveat
We built a JV deal board where investors can post what they have and what they need, and where other investors can express interest. Your contact email stays private — it's never shown on the site and is only used to notify you when someone is interested.
Two honest caveats. First, everything on the board is investor-submitted and unverified: contract status, numbers, and deal details are not checked by us. Always do your own due diligence before entering any agreement. Second, the board is community-driven — if no one has posted yet, be the first. A deal board only works when investors actually use it.
The bottom line
- A JV splits a deal between the person who brings it and the person who completes it — funding, buyer, or seller.
- Be specific about your contract, your ask, and your terms; keep private details private.
- Deal details on any community board are investor-submitted and unverified — verify everything yourself.
- If you've got a deal under contract, posting it is free: browse the board and post yours at /jv.
