These terms are written in plain language. They are a summary of how DealFlow AI works, not a substitute for legal advice — for anything binding, consult an attorney.
1. What DealFlow AI is
DealFlow AI is a research tool for real-estate wholesalers and investors. It provides property leads with AI motivation scores, a cash-buyer directory, and deal-analysis math. It does not provide legal, financial, or investment advice, and it never places calls or sends outreach on your behalf.
2. Free tools and the Pro subscription
The property search, buyer directory, and wholesale deal calculator are free to use. Pro is a recurring subscription of $49/month that adds motivation scores across the full list, deal analysis and outreach messages on every property, and the full buyer directory experience.
Payment is processed by Stripe through a Stripe-hosted checkout page. You can cancel anytime from your billing portal; you keep access until the end of the billing period you paid for.
3. Data honesty
Every record is labeled with its provenance. Today, 421 Massachusetts buyers are verified against purchase history; the rest of the nationwide directory is unverified reference data and is badged "Unverified" accordingly. The 1,116+ Massachusetts property list is actively maintained, with sold addresses flagged as we learn of them. We fix or flag stale data — we never silently merge unqualified lists.
4. No guarantees
DealFlow AI is provided "as is" for research and screening. Property values, rehab estimates, and deal math are starting points, not appraisals or guarantees of profit. Do your own verification: comparable sales, inspections, title work, and local market judgment are on you.
5. Appropriate use
Use the platform to research properties and buyers. You agree not to resell or bulk-export our data, and not to use it for any unlawful purpose. Our policy is professional, direct outreach — DealFlow AI does not support or perform automated cold calling or mass messaging of leads.
6. Limitation of liability
To the maximum extent permitted by law, DealFlow AI and its operators are not liable for any indirect, incidental, or consequential damages arising from your use of the service or any decision you make based on its data.
7. Changes to these terms
We may update these terms as the product evolves. Material changes will be noted on this page. Continued use of the service after changes means you accept the updated terms.
